To Own Or Not To Own A Motor Coach Site

We have started looking at RV resorts where you purchase the motor coach pads and have a small coach house or "casita" next to it. Since we currently have a house in Florida, we've started looking here but haven't found many resorts to explore. We would like to sell our house and have a place to come home to for the winter months but don't really want to live full time in the coach. The casita seems to offer a good alternative. We've been told to be careful about buying into one of these resorts because they may not be easily resold. We also have a concern about the possibility that the resort owner could go bankrupt at some point in the future and wonder what happens to the site owners in such a case. We are not restricted to Florida, but want a state with a fairly mild winter climate. We also do not have half a million to spend on a site. Some I've looked at on the internet start around $450,000. That's out of our ballpark and we really don't need marble counters in the kitchen. Does anyone have any experience about buying into one of these resorts?

Not sure this will help you but we are currently spending the winter in Florida at a park called Citrus Valley Resort. There are several houses that you speak of here listed for sale. The resort is located of of us27 between Clermont and Orlando. Hope this helps

You need to look into ALL of the costs involved. In addition to the lack of liquidity, you will have monthly HOA fees and the board of directors may have the right to add additional charges on a whim. Usually, these condos become the property of the owners after the developer goes away so you will have to deal with your neighbors wants and needs whether they are similar to yours or not. Just be aware that a small group will likely float to the top and run the show as they please. I am not trying to talk you out of it, but I would recommend that you go and stay at least one season, attend all meetings, get a complete copy of the books and see what's been going on and what you can expect to go on after purchase. There is no one format for these condos so known what you are getting into before you sign any papers is very important. This may also determine your State of residency if you have not other affiliations so be sure that the State's tax rules make sense for your particular situation.

We've considered purchasing a lot but each time we do the math we decide against it, It just isn't cost effective vs. renting unless you're going to spend most of your time there which is yet to be the case for us.

This past February we had the opportunity to stay at "The Great Outdoors RV Golf Resort" in Titusville Florida. It's a beautiful resort with rental sites and lots available for ownership from pads to pads with cassita's to small homes with RV garages to 6k sq ft homes with double RV garages. There are well over 1,000 sites and it is a golf theme. We are considering it as an option in a couple of years. Good luck!

We winter at Land Yacht Harbor in Melbourne, FL (http://www.landyachtharbormelbourne.com/). It is an Airstream park, but there are many other brands in the park. It is a shareholder owned park, approximately 300 shares and many of the shareholders winter at LYH. We own our land and all the facilities. It is a No Pets park, and there are restrictions on the length of rigs that the park can accomodate. The rent is reasonable and it is very close to shopping, and such. The beach is about three miles east and Disney about 60 miles west. We have stayed at LYH since 2004 and in Melbourne since 2000.

I also looked at Great America in Titusville and, as stated earlier in this thread, it is golf-oriented and there are properties of all shapes and sizes.

There is also an excellent RV repair shop (Josh is the Service Manager) and they are well qualified to work on everything from aging Winnebagos up to Newells and Prevosts.

The down side of Great America is the incredibly difficult security procedures. It's a touch place from which to go & come.

If you own one of the bigger houses with full garage there is a second security gate to get through.

But the over-riding reason we decided not to buy there (or anywhere else right now) is that we all own motor homes and why would you want to anchor it someplace? I understand that many of us use our motor homes and comfortable transportation back and forth from the frozen north or Florida, Arizona, New Mexico or California.

Meanwhile, in the same Titusville area there are two other excellent choices for a winter stay. One is a rental... and that would be Seasons in the Sun in nearby Mims just off I-95. It's very well managed and we've stayed there two years in a row.

This coming winter will find us at Willow Lakes RV Golf Resort on US-1 just south of Titusville. Property there is reasonable to own and the people there are VERY friendly. It has a less nasty security gate that operates only at night.
